Terms and Conditions
Welcome
We want your stay to be as relaxing and enjoyable as possible. Our cottages are cared for with pride, and we kindly ask that you treat them with the same respect during your visit. While we do not require a damage deposit, any deliberate damage, excessive cleaning, or loss of property will result in us seeking reimbursement and, where necessary, legal compensation.
Booking & Confirmation
When you make a booking online, we will acknowledge your request. Your booking is only confirmed once you receive a confirmation email from us. Please ensure that you:
PaymentsTo secure your booking, a 25% deposit is required at the time of booking. The remaining balance must be paid in full no later than 14 days (2 weeks) before your arrival date, unless otherwise stated in your confirmation email. If the balance is not received by the due date, we reserve the right to cancel the booking and retain the deposit. For bookings made within 14 days of the arrival date, full payment is required at the time of booking. An invoice will be issued, and the booking will be confirmed once payment has been received.

Right to Refuse or Cancel
Even after a confirmation has been sent, we reserve the right to cancel a booking if:

Booking & Confirmation
When you make a booking online, we will acknowledge your request. Your booking is only confirmed once you receive a confirmation email from us. Please ensure that you:
- Check your email (including your junk or spam folder) regularly
- Notify us if you change your email address

Cancellations by You
- More than 14 days before arrival: You will receive a full refund of all payments made, including the 25% deposit.
- 14 days or less before arrival: We will refund any payments made, excluding the 25% deposit, which will be retained.
Right to Refuse or Cancel
Even after a confirmation has been sent, we reserve the right to cancel a booking if:
- The booking appears to be fraudulent or not genuine
- You are likely to breach these Terms & Conditions or any property rules
- Information provided during booking is false or misleading
Check-in & Check-out
Check-in: From 4:00 PM
Check-out: By 11:00 AM
Early check-in or late check-out may be available by prior arrangement.
During Your Stay
We want you to feel at home during your stay. If you experience any issues on arrival, please notify us within 24 hours so we can resolve them as quickly as possible. Please take reasonable care of the property and its contents. Any significant damage, loss, or excessive cleaning required may be charged to you.
Occupancy
Each cottage has a strict maximum occupancy limit for safety, insurance, and licensing purposes. This must not be exceeded under any circumstances. If the maximum occupancy is breached, we reserve the right to ask all guests to vacate the property without a refund.
Changes to Your Booking
If you need to make changes to your booking, please contact us by email as soon as possible. While we will do our best to accommodate requests, changes are subject to availability and may incur additional charges depending on the season and type of amendment.
Pets
We are happy to welcome pets at no extra charge. However, we ask that you:
Cancellations by Us
In the unlikely event that we need to cancel your booking due to circumstances beyond our control, we will provide a full refund of all payments made. We cannot accept responsibility for any additional costs, losses, or expenses you may incur as a result of the cancellation.
Security Cameras
Cameras are installed for property security and insurance purposes only. Each property has one external garden security camera. This camera is disabled during guest stays and is only active when the property is vacant. The camera does not monitor the interior of the property. Tampering with or disabling the camera is not permitted and may result in cancellation of your booking without a refund.
Electric Vehicle Charging
Charging electric vehicles from household sockets or extension leads is not permitted due to safety risks and the potential to trip electrical systems. The nearest public EV charging point is: InstaVolt Rapid Charger

Liability Disclaimer
We will not be liable for any loss, damage, or injury to guests or their personal belongings during their stay, except where such loss or damage is caused by our negligence or where liability cannot be legally excluded. Guests are responsible for ensuring their own safety and the safety of all members of their party while staying at the property.
Force Majeure
We shall not be held liable for any failure or delay in performing our obligations where such failure is caused by events beyond our reasonable control, including but not limited to natural disasters, extreme weather, fire, flood, government restrictions, pandemics, utility failures, or other unforeseen circumstances.
Governing Law & Jurisdiction
These Terms & Conditions shall be governed by and interpreted in accordance with the laws of England and Wales. Any disputes arising from or in connection with these Terms & Conditions shall be subject to the exclusive jurisdiction of the courts of England and Wales.
Severability
If any part of these Terms & Conditions is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
Entire Agreement
These Terms & Conditions, together with your booking confirmation, constitute the entire agreement between you and us and supersede any prior discussions, correspondence, or agreements.

Pets
We are happy to welcome pets at no extra charge. However, we ask that you:
- Inform us of the number and breed(s) of pets at the time of booking
- Do not leave pets unattended in the property
- Keep pets off beds and out of upstairs areas
